The effect of land uses on neighboring property values is of critical interest to urban planners, developers, and citizens. Property values are in part defined by built structure and lot characteristics, locational attributes (e.g., proximity to amenities and disamenities), and other features such as views from a property. The effects of these attributes can be estimated using the hedonic property valuation method. While many of these attributes are easily quantified, views are less tangible. This study attempts to develop a viewshed estimation technique that takes into account the limbing up of trees, a major limitation of viewshed estimates to date. The limbing up effect was estimated using a conditional statement on three viewsheds: ground elevation only, ground elevation plus 8 feet where there are trees, and the elevation of vegetation (LIDAR). The viewsheds areas were intersected with their land use zone (residential, institutional, agricultural, etc) as well as their land use category (pavement, building, short, or tall vegetation) and perspective was controlled for. The viewshed estimates were evaluated within econometric models, yielding some interesting results, including that increased visibility of houses and pavement reduced property values, short vegetation had a positive effect, and views of trees themselves had no significant effect. While the techniques used in this study have great potential, they were limited in their current application due to computing power. Further investigations may help overcome some of the constraints within this study and explore variations on this technique in order to generate robust viewshed estimates. The Willamette River floodplain has been highly modified by urbanization, conversion of land to agriculture, construction of dams and revetments, and regulation of flow, all of which have reduced floodplain processes that provide valuable ecosystem services such as fish and wildlife habitat and flood storage. Efforts to protect and restore floodplains have increased in recent years as scientists and conservationists have began to recognize the importance of functioning floodplains to help recover native fish populations and mitigate flood effects. Restoration and protection of floodplain processes is linked to both the past land-uses that degraded the ecological systems and the current uses that sustain rural communities and farmers. This project assessed the opportunities to protect and restore floodplain forests and channel complexity in the floodplain of the Willamette River between Corvallis and Albany, Oregon. A geographic information system was used to analyze suitability for conservation in terms of floodplain forest, channel complexity, and human uses on a pixel by pixel basis across the floodplain. Suitability maps show the best locations to protect and restore floodplain processes while minimizing impacts to human uses in the floodplain. Most land highly suitable for conservation purposes is located near the current river channel. Some identified sites can be restored with little or no impact to private lands while others cross multiple ownerships and will be more challenging to restore. The goal of this project is to contribute to conservation planning and actions in the study area. I assessed whether stream dissolved organic carbon (DOC), NO₃⁻ and Cl⁻ and specific ultra-violet absorbance (SUVA) values were correlated with individual watershed land use variables: percent urban, agriculture, and forest. Simple linear regression analysis indicated that stream DOC, NO₃⁻ and Cl⁻ increased significantly with increasing percent agriculture and urban area in sampled watersheds, and decreased significantly with increasing percent forest. Stream order and watershed area were not significantly related to any stream chemistry variables. Simple linear regression analysis indicated that SUVA, a measure of the aromaticity of DOC, decreased significantly with increasing percent urban area in catchments, but was not significantly related to percent agriculture or urban. Ordination of streams on the basis of their chemistry supported simple linear regression analyses, clustering of streams with low SUVA values and higher DOC, NO₃⁻, and Cl concentrations, which were also largely associated with increasing percent urban, and slightly less associated with increasing percent agriculture. Results indicate that stream nutrient concentrations are strongly influenced by associated land use within the watershed.
